I can't believe another month has flown by, but I think that's a sign that we've been extremely busy at Busk Properties. This month the focus has been on communication in its many different forms.

📖 It's entitled 'The Biggest Mistakes Property Investors Make When Looking at Development Projects' — well worth a read if you're considering investing into a Busk Properties project or any other type of property investment project.

As well as writing this newsletter, aimed at informing readers about what we do and how we can work with others, a key action for next week will be formulating the first draft of my application for The Cheshire Club awards. The skill will be how to communicate all the activities, deal analyses and growth that we've achieved during the past year in the most succinct way, not forgetting the personal development that we've undertaken, as we're strong believers in continuous learning.

💻 There's also the whole subject of writing via AI. Whilst I have trained ChatGPT to write in my style and tone, that isn't where I start. I prefer the ideas to come from me by writing them out on my laptop and then use the AI to improve how I've structured it, so that people aren't left saying "so what?" after they've read what I've written.

AI can drive me mad at times when it then changes the style by knocking out the shortened form of commonly used words — for example, using "does not" instead of "doesn't" — but overall the benefit in terms of the time and procrastination it saves me is extremely beneficial.

Speaking

I was extremely proud to be invited to deliver a speech to the audience attending the Chester Cheshire Club Charity event on 6 July. My speech was about property development and highlighted how Busk Properties Ltd came into existence, our background, some of the projects we've undertaken as either sole traders or Busk Properties and some of the projects we haven't undertaken and the reasons for making those decisions. I also explained what we look for in a potential project that suggests it will be successful.

💡 The element of the speech that I got the biggest positive reaction to was the identification of all the other parties a property developer needs to interact with and how much that contributes to making good decisions and judgements.

It also provided me with a key learning point — it's not enough to say regularly how much you value collaboration. You also need to explain it in a way which allows people to visualise it for themselves, so that they want to do it.

Networking
Networking

This has been a really important one for me this month. Having returned from my 280km trek across Costa Rica, my energy levels were low and my motivation to get back into business was even lower. However, two networking events were so motivating, they really helped me get my mojo back! dancing

The first was Business Builders Club (BBC), which discussed current pain points and ways to address them, including continuing to set up the BBC AI portal to help manage all communications in one place.

The second was Wilmslow Brunch Club, Cheshire Club meeting. Not only was Buckso Dhillon an incredibly motivational speaker, but I met with other members who gave me unsolicited testimonials directly and even to the whole group, about why they have confidence in what I do and how I work with others.

This re-enforced to me what a strong way of connecting networking is for me — it's directly people to people, which is the essence of doing business. It also allows you to consider issues raised by others, that you may never have thought of yourself, but which you can then apply to your own business for either growth or protection purposes!

So this is where I move from my favourite to my least favourite form of communication. However, least favourite doesn't mean least necessary!

My primary customer is a financial property investor. My primary service for my primary customer is to help them to grow their wealth by giving them an opportunity to gain an extremely beneficial return for investing in Busk Properties development project(s), over a set period of time, normally 1–2 years.

Starting that conversation can be difficult when you aren't allowed to post anything that hints of a sell, particularly for someone like me, who doesn't have a background in either sales or social media use.

What to post?

Again, this is where collaboration kicks in via working with others to improve these skills, which I am doing (back to the continuous learning theme!!!!).

👉 In the meantime, please like my posts and forward them on to anyone in your network that may be looking for an investment or has unexpectedly come into money via inheritance, redundancy, divorce settlement or winning the jackpot!

They may need a period of time to fully consider what they actually want to do with their money for themselves and their family, but can make their money work for them for 1–2 years, whilst they fully explore their options. They could even re-invest their 'profit' with us to earn more, whilst taking out the original capital for their own purposes.

To give an idea of how this works — our current deal is a former 6 bedroom B&B Guesthouse, which dates back to 1813, plus a former caravan site with 5 pitches, in North Wales. They are located within 1 mile of the A55, in a peaceful rural setting with views of the mountains and a 30 minute drive from the coast. The development will update the Guest house and turn the current caravan site (below) into a luxury glamping site. We would offer the investor all their money back within 2–3 years for an excellent rate of interest.

In the meantime I will keep engaging with social media by posting, following and supporting others! I will also apply my learning — or did I just do that????

Summary

There are many different forms of communication and I have highlighted the ones I use most frequently within my business.

However, the importance of communication, in whatever form we wish to do it — and there are many more than the ones I've highlighted — is that it allows you to:

Tell others about what you do

Tell others how they can work with you and how you can work with them

Support others who may be experiencing difficulty, whether in their business, or personally

Act as a prompt for considering issues you may not have considered alone

Gives you contact with others, which for anyone running their own business is really important

Helps you find your investors and helps them to find you
