Set Alarm Bells Ringing

The vast majority of property investment mistakes are not caused by bad luck. They are caused by warning signs that were present but not recognised. If you encounter any of these, pause and ask more questions before proceeding.

01 Red Flag
No Verifiable Track Record
Cannot show you completed projects with real evidence
References are uncontactable or suspiciously vague
Becomes evasive when asked what went wrong on a previous project
Very short company history with nothing to independently verify

A credible developer will actively encourage you to speak to previous investors without them present.

02 Red Flag
Evasive or Slow Communication
Slow or inconsistent responses to straightforward questions
Only communicates verbally and resists putting things in writing
Answers questions with questions or deflects when pressed
Makes you feel uncomfortable for asking for more information

How a developer communicates before you invest is exactly how they will communicate once your money is with them.

03 Red Flag
Returns That Look Too Good
Projected returns significantly above comparable deals
Financial models that show no downside scenario at all
No contingency budget built into the cost breakdown
Resistance to stress-testing the numbers with you

Unusually high returns are not a sign of a stronger deal. They are a sign that something needs closer examination.

Vague Legal and Security Structure
Cannot clearly explain how your capital is protected
No written agreement before money is expected to move
Discourages you from taking independent legal advice
Unclear or evasive about what happens in a worst case scenario

No money should ever move before a signed legal agreement has been reviewed by your own solicitor.

05 Red Flag
Pressure to Decide Quickly
"Only one slot left" or "this closes at the end of the week"
Implies you have been specially selected for a limited opportunity
Uses other investors committing as a reason for you to hurry
Becomes frustrated or dismissive when you ask for more time

Genuine investment opportunities do not expire overnight. Any artificial urgency is a sales technique, not a sign of a strong deal.

Something Simply Feels Wrong
You cannot get a straight answer to a straight question
The story keeps changing slightly between conversations
You feel rushed, flattered or pressured rather than informed
Your instinct is telling you something does not add up

If your gut is telling you something is not right, that is important information. Walk away and ask yourself why you feel that way.
